A new steakhouse is going up at 3777 Mission Inn Avenue, inside The Mark, the seven-story building at the corner of Mission Inn and Market Street. Fleming's Prime Steakhouse & Wine Bar has "coming soon" signage in the windows now, with an opening targeted for fall 2026. The space will hold a 107-seat main dining room, a separate bar, three private dining rooms, and a patio, spread across roughly 8,700 square feet.
What makes the location interesting isn't the size of the buildout. It's the neighbors. Walk one block in either direction from The Mark and you'll pass two other established steakhouses that have been serving downtown Riverside for years. Fleming's isn't opening in an underserved corner of downtown. It's opening in the one stretch that already had this exact type of restaurant covered, twice over.

Mario's Place and Duane's Prime Steaks & Seafood, the latter tucked inside the Mission Inn Hotel itself, both sit within a block of The Mark. Duane's shares its name with Duane Roberts, who co-owned the Mission Inn Hotel with his wife Kelly and started the Festival of Lights back in 1992. Roberts passed away on November 1, 2025, at age 88, and last November's switch-on ceremony carried some of that weight with it.
So the corridor Fleming's is entering already has a steakhouse inside the same hotel that anchors downtown's biggest annual draw. The Mark itself opened in 2023 with 165 apartments over roughly 20,000 square feet of ground-floor commercial space. Fleming's will occupy most of that retail footprint, and it sits directly across the street from the Fox Performing Arts Center.
Steak Isn't the Whole Story
The State, the restaurant and bar occupying the historic Riverside First National and Citizens National bank building at University and Main, points to the same pattern from a different angle. It started on State Street in downtown Redlands before opening a second location inside that Riverside bank building, a locally built concept that grew from one Inland Empire downtown to the next.
Between Duane's, Mario's Place, The State, and now Fleming's, downtown Riverside's upscale dining has stopped being a scattered handful of options and started reading like an actual corridor, one that runs along Mission Inn Avenue and spills a block over onto Main and University. That's a different downtown than the one where a nice dinner meant driving out to Rancho Cucamonga or the Riverside Plaza area. The timing lines up with more than just a construction schedule. The Mission Inn's Festival of Lights returns for its 34th year with a switch-on ceremony set for Saturday, November 21, 2026. The festival draws over 500,000 visitors across its run, and the switch-on night alone pulls up to 75,000 people into a few square blocks of downtown.
Riverside Arts Council's curated programming for the season runs November 27 through December 27, staged along Main Street between University Avenue and 10th Street and centered on the Benjamin Franklin Stage near City Hall. The lights themselves stay up through January 6, 2027, well after the organized events wrap.
A 107-seat steakhouse opening into that kind of seasonal traffic isn't guesswork on Fleming's part. It's the same logic that's kept Duane's inside the hotel that started the festival in the first place: put the dining room where the six-week crowd already is.
The Free Festival and the New Dinner Reservation Aren't on the Same Block
It's worth knowing that the free festival programming and the new steakhouse aren't stacked on top of each other. RAC's Main Street stage and vendor stretch sits between University Avenue and 10th Street. The Mark, and Fleming's inside it, sits on Mission Inn Avenue at Market Street, close to Fox Performing Arts Center rather than the Main Street pedestrian mall.
That's a few blocks of separation, enough that someone catching a free evening of Main Street artisans and food vendors during RAC's programming isn't walking through the same foot traffic as someone with a Fleming's reservation. The Fox Performing Arts Center angle is the most useful piece of this for anyone who already lives down here. Inland Pacific Ballet's Nutcracker runs at the Fox in mid-December, typically the 19th and 20th, and Fleming's will be sitting directly across the street from the theater entrance. A pre-show dinner that used to mean a drive now means crossing Mission Inn Avenue.
The broader shift is one of density rather than novelty. Downtown Riverside isn't picking up its first upscale restaurant this fall. It's adding a third one to a stretch that already had two, on the same weeks the city's biggest annual event pulls in half a million visitors.
